I have been noticing that there is an increasing number of homes that are being bought up by Fannie Mae (Federal National Mortgage Association) and Freddie Mac (Federal Home Mortgage Corporation). These homes are, by far, the "Best Values" of the foreclosures in the Cobb County, Ga area, which includes Smyrna, "Vinings", Marietta, Mableton, Kennesaw, Austell and Powder Springs, Acworth and "East Cobb where some homes have Atlanta addresses. Not only are Fannie Mae and Freddie Mac owned properties "Best Value" foreclosures but they don't get tangled in the red tape typically associated with foreclosures; they are priced well under market value and close quickly. One must be aware of the fact that with these foreclosures comes an "AS IS" stipulation (no property disclosusre or pest inspection, etc.). Choose a home inspector ahead of searching; one who can jump in and inspect the property ASAP. As for money to purchase; at the very least one must be prequalified, meaning that the mortgage company takes you at your word as to income(s) and liabilities and qualifies you on your word only and does not necessarily mean you will get the loan; the mortgage company might find something in underwriting later that you missed letting them know, etc. If you are smart, you will ask to be preApproved, meaning the money is ready and approved for your found foreclosure. Why? Because the one who presents the best offer, which includes price, showing documentation of PreAprroval by a mortgage company, has sufficient down payment and can close the earliest will take the property. So be prepared, if you are serious about purchasing a foreclosure.

The first place we are searching for foreclosures is on the web...a great place to start. Yes, you are right, there are many foreclosure websites. Find one that takes you directly to what is available in your given area without a lot of "run around"...Staying updated with the "Best Value" foreclosusres means knowing what properties become available without delay and being prepared to jump on a "Best Value" ASAP. The Highlands View Townhome community in Smyrna happens to be, not just one of the finest landscaped townhome communities in the Atlanta Metro area, but and I dare to say, it is by far, the finest landscaped townhome community in the whole of the Atlanta Metro area. It is nestled on rolling hills with a small lake at it's front.

The community is situated off South Cobb Drive and Highlands Parkway. There are 193 homes and inside units are one car garage while end units have 2 car garages and priced in the low $200's for the one car garage and the upper $200's for the end units with two car garages. All the fronts are brick and the end units are brick all round...a plus considering the price range.

What makes this community a "BEST VALUE" commuinity in my professional opinion is that there is no other townhome complex with more privat,e wooded backs. One of the largest arrays of floorplans I have seen and I have seem most all the townhome communities around the atlanta metro area. The Community HomeOwners Association fees are, as of this blog, $158. a month and include water, sewer, trash, grounds maintanence, pest control, pool and pool house. It even has a small park adjacent to the community lake. The Silver Comet Trail is approximately a mile walk, jog or bicycle ride away. There are tree lined sidewalks with street lights almost the entire length between the community and the Silver Comet trail.

This is a must see community if you are looking for a piece of the country in the city!

It is situated adjacent to the Silver Comet trail in such a way that you feel like the Trail is in your community. Pull your bicycle or your jogging shoes out of the rear garage and the trail is right there and that is just for starters. In my experience of viewing interiors the model (Nadine) in this community is so open and spacious you have to feel right at home immediately. The Kitchen with large island and granite tops is absolutely stunning. If you are in the kitchen you really are in the rest of the main level, visually. Entertaining large groups of friends/family or busisness associates can easily be accomplished in this floorplan.

The master bedroom with it's floor to ceiling windows draw you to come stand at them and feel outside in. Wait until you see the master bath! $500,000 townhomes never looked this spectacular and I am not exaggerating in the least. If nothing else you should take a Sunday stroll through this delightful model. I would be delighted to take you through and watch you be extremely impressed! I, being a specialist in TownHomes have yet to see a main level floorplan in a townhome community that can compare and I have seem them all. Interest rates in the Atlanta metro area flucuated a few basis points throughout the week; they have been on a uptrend in the last week. With the shaky financial markets rates are very difficult to predict and the average 30 year fixed rate here at about 6.12 on a 30 year fixed...buyers should really consider looking for a home NOW.  Prices have dropped significantly and may be showing signs of leveling off.   

 June 13, 2008 (Bankrate.com) -- Average rates on 30-year fixed mortgages in Marietta and Cobb counties rose to 6.12 percent on Friday, according to Bankrate.com's daily Your Best Interest report. A basis point is one-hundredth of a percent. The mortgages in the survey had an average of 0.55 discount and origination fee.
